What to expect from a mold inspection: Depending on the size of your property and what your particular issue is, a mold inspection usually takes 1 - 2 hours. At the beginning of the inspection, I will spend time talking with you about the problem and any potential mold allergy or health effects you or your family have experienced. Then I will perform a hands-on visual inspection augmented with the tools that support my efforts to uncover hidden moisture and mold growth problems. Once I finish my visual inspection, I'll make air and surface sample recommendations based upon what I discovered during my mold inspection. Samples provide us with information or one more piece to the puzzle. We'll talk about the information each sample may provide and will only run the samples that you want. When I started this business I decided to price air and surface mold samples simply to cover my lab and supply costs so there is no profit incentive in my sample recommendations, which is different from other mold inspection companies that can push sampling. If samples were free I would run samples all over but the reality is that an independent laboratory has to analyze the samples to determine what molds are present and in what quantities. All samples are analyzed by EMLab, which is an independent, nationally accredited laboratory with a local office.
During the inspection and after you receive my mold inspection report and lab results, I will work with you in person and on the phone on identifying and eliminating problems that can lead to mold growth. The Report Once the lab results are in, you will receive a comprehensive, yet easy-to-read report detailing the findings incorporating photographs to better illustrate those findings. The report also includes practical recommendations on improving issues affecting mold in the air and how to handle mold found growing.
